Act on Renting Out Own Residence (2012:978)

What does it mean?

A villa is a freestanding single-family house — the most sought-after housing form in Sweden. Villas can be owned directly (freehold with title registration) or in rare cases rented. You have full control over the property but also bear full responsibility for maintenance, repairs, and insurance.

When a private individual rents out their villa, the Private Rental Act (2012:978) applies.
